This tenant improvement project was a race against the elements. Tasked with a complete interior and exterior overhaul, EFH Co. leveraged its existing relationships with both the landlord and the tenant to deliver a seamless, high-quality project within a condensed 3.5-month schedule.

Overcoming Constraints

Construction began in October, presenting a unique set of logistical challenges that required expert planning and rapid execution:

  • Weather Mitigation: Extensive exterior work had to be finalized before the first snow to avoid unbudgeted winter construction costs.
  • Supply Chain Management: We successfully navigated long lead times for owner-provided materials and new rooftop units.
  • Schedule Recovery: Despite material delays, our team optimized the final weeks to ensure the project stayed on track for the move-in date.
