We help you make the best use of your building site
EFH Co. handles all the development details, negotiating with the city or other government agency for Tax Increment Financing (TIF) or to rezone, provide conditional use or remediation and get the highest overall use of the land. You don't need to be an expert in these areas; we handle it all for you.

With EFH Co., you understand the whole project process before you begin and you know the fixed fee so that there are no surprises along the way. You work with an experienced project manager during every stage. Your project manager, backed by the EFH Co. team, coordinates multiple contracts with architects, engineers and other service professionals, so you don't have to.

Count on your EFH project manager to learn and understand your business, helping you make the best choices and ultimately the best building for your specific needs. With in-house real estate expertise, we have the professionals to track every detail of the process, providing single-source accountability.

As the project comes to a close, you can rely on a standard warranty (one year labor and materials). Plus EFH Co. can help you set up maintenance contracts or put you in touch with service providers for lawn care, snow plowing and other services. We help ease the transition as you move into your new building.

The History Behind EFH Co.
Gene Happe, president of EFH Co., incorporated EFH Co. in 1983. His previous work as a tax attorney served many clients in the medical industry, and he expanded those client relationships to build strong partnerships with the new company. In 1987, Mike Whalen joined the company as Vice President of Business Development and began expanding client relationships into new industries.


In the 1990s, the leadership team bought land and buildings in the Twin Cities metro area, and in turn, helped clients buy land and build new offices, warehouses and more. Today, EFH Co. provides design/build and other construction-related services to clients in the five-state area with a particular focus on the Twin Cities, St. Cloud and Western Wisconsin.  Owning and managing commercial real estate allows us to recommend best practices for maintenance value. Today, EFH Co. remains a hands-on company that provides personalized client service.
